Creative Swaps and Budget-Friendly Fixes: 300-Square-Foot Kitchen Makeover
A restoration newbie welcomed what operated in her cooking area, reserving her budget for the switches, rehabs, and additions with major impact.
Jennifer Smart-Abbey, a medical professional living in Baltimore, knew the original design of her townhouse's 300-square-foot kitchen worked. However the plaid wallpaper, coarsely veined countertops, and wood cabinets with ornate iron hardware felt a little outdated. "The cooking area had a strong personality that wasn't mine," she says. "I wanted something light, airy, and womanly."
Jennifer's kitchen area update took about 3 months from principle to conclusion as soon as she employed Lawson. More of a facelift than an overall overhaul, the manual labor took about 6 weeks. Twin bell-shape pendants replaced a single fixture over the island. At $400 each (plus labor), the switch was expensive, but their popular placement validated the splurge.
Lawson estimated brand-new cabinets would run close to $15,000, so Jennifer chose to paint hers. The job, which cost $6,000, needed a few gallons of eggshell and professional painters, who also stripped the wallpaper and covered and painted the walls and ceiling. The existing appliances were in good condition; no upgrade needed.
New brass knobs and pulls did almost as much to update the cabinets as the paint. Lots of cabinets implied lots of hardware, however, so the cost added up to $1,500. New counters were not on Jennifer's list, but once she saw the newly painted cabinets, for $7,000 she changed the dark granite with veined white quartzite.
Changing out the countertops was our huge bang. If we 'd done marble, it would have cost even more. Quartzite is cheaper and simpler to preserve.
For high-use items like a faucet and draw pulls, focus on toughness. This clean-lined brass faucet matches the Schoolhouse Electric & Supply Co. hardware. Choosing low-cost train tile ($250 overall) balance out the $3,000 setup fee.
Pushed against the wall, a leather bench uses up less space than extra chairs, lessening the footprint of the breakfast area. Keeping the initial floors kept the circulation with the rest of the house. A flower rug defines the space.
